What is the first step in building a new home?
We recommend initiating the process by securing mortgage pre-approval through a lender. This step alleviates uncertainty and stress when making decisions about your new home, regardless of the loan amount required. Core Homes collaborate with several lenders familiar with our procedures, and we would be pleased to facilitate introductions to assist you in commencing your journey.

Do I have to take out a construction loan to build my home?
No, a construction loan is not required. Core Homes can handle the financnig of the construction of your residence until the closing process is completed.

Where can I build my home? Do I have to own my land?
Core Homes exclusively constructs residences in communities where we possess home sites. We offer available plots in select communities within Apison, Harrison, Ooltewah, and Soddy-Daisy, TN.

How much of a deposit is required?
While a 10% deposit is typically required for a custom build, certain circumstances may allow for a reduced deposit of 5%.

How do I find and choose a home plan?
Choosing a home plan involves considering various lifestyle factors, such as accommodating elderly relatives, incorporating a home office, or frequent entertaining. Core Homes offers an extensive selection of home plans. Our team will assist you in identifying a suitable community and home site that will optimally showcase your completed residence.

What is included in the price of my home?
Each Core Homes residence incorporates thoughtful features throughout the construction, including elements behind the walls. Included designer finishes will be thoroughly discussed based on your chosen plan and community, ensuring your new home reflects your lifestyle and aspirations.

How long will it take to build my home?
Once the purchase agreement is executed and selections are finalized, construction commences. The process from foundation to closing generally requires approximately eight months. Weather conditions often impact the schedule significantly. After framing is complete and the home is "in the dry," work can progress regardless of weather. Unavoidable supply chain disruptions may also extend construction timelines.

What if I need to be in a new home quicker than eight months?
Core Homes maintains an inventory of designer-curated market homes at various construction stages. These residences, ranging from foundation-level to move-in ready, have pre-selected finishes chosen by our designer. You need only select the home that aligns with your desired timeframe.

If I don’t like the selections you offer, can I use my own architect or designer?
It is our goal to finish your home exactly how you want it. We are happy to make minor structural customizations and identifying your desired colors, etc.. However, getting your home completed on time and on budget relies on our partnerships with trusted vendors. With outside vendors, it's difficult or impossible to warranty the product or installation selections for your home. Just talk to us about what changes you'd like to see. We're confident we can make them happen!

Are there HOA fees? If so, what do they cover?
Most communities have a homeowners association, at minimum to maintain entrance signage and landscaping. Fees, payment structures, and covered services vary by community. For specific information about a particular community, please contact one of our New Home Specialists.
