No, you do not have to take out a construction loan. Core Homes funds the construction of your home until closing.
Core Homes only builds homes in communities in which we own home sites. We have sites available in stunning
communities located in Apison, Harrison, Ooltewah, and Soddy-Daisy.
While a 10% deposit is standard, there are situations where a deposit as low as 5% can be accepted.
Many considerations go into choosing a home that will serve as the hub of all your life’s adventures big and small.
Will an aging relative be living with you? Will you need a dedicated home office? Will you be entertaining friends
and family frequently?
Core Homes has a library of home plans to choose from. One will fit your lifestyle perfectly. We will work with you
to find the community and home site that showcase your completed home beautifully.
Each home we build includes thoughtful features woven into the construction, even the elements behind the walls.
Designer finishes that are include will be discussed in detail based on the plan and community you select,
making your new home a beautifully designed representation of your lifestyle and dream.
Once the purchase agreement is executed, and all selections are sign off on, construction can begin.
Construction from foundation to closing usually takes approximately 8 months to complete. Weather is often
the biggest factor in keeping a home build on schedule. Once the framing is complete and the home has
a roof or is “in the dry”, work can go on rain or shine. Unavoidable supply chain interruptions can also extend
build times.
Core Homes has an inventory of designer curated Market Homes in various stages of construction.
From foundation to move-in ready, these homes have had their selections and finishes already chosen by
our designer. The only thing you have to do is choose which one fits your time frame.
We want your home to be just the way you envision. We can make minor structural customizations and find
that exact color paint you want for the owner suite walls. We have trusted relationships with our venders,
and getting your home completed on time and on budget relies on these partnerships. Using outside venders
makes it difficult, if not impossible, to warranty the product or installation of selections in your home.
We feel confidant we can create the home of your dreams.
Most communities have a Home Owners Association if only to maintain the entrance sign and landscaping.

Yes – your home come with a 1-year builder warranty, and then is covered by a 10-year warranty backed
by Liberty National Insurance. Rest assured we have a team of dedicated professionals to serve your
